What does Big Sky Home and Land actually do?

We are a real estate investment company focused on acquiring (purchasing), improving, and operating residential and hybrid housing assets for long-term value, and community enjoyment.

Do you only work with property owners?

No. We also work with agents, wholesalers, investors, private lenders, referral partners, and others connected to real estate opportunities.

What happens after I contact you?

We start with a conversation to better understand the property, the situation, and your goals. From there, we determine whether there is a fit and what the next best step should be.

Are you Licensed Real Estate Brokers or Agents?

NO, both partners in our firm have had real estate licenses in the past, but we operate as an independent real estate investment company, NOT a licensed agent of any kind, and we do not represent clients or third parties. We only represent ourselves in personal transactions.

What types of properties do you buy?

Do you buy houses as-is?

Yes. We buy properties as-is, which means you do not need to make repairs, clean up the property, or prepare it for showings before speaking with us.

Do I need to list my property with an agent first?

No. We work directly with property owners who want an alternative to the traditional list-it-and-wait approach.

What selling options do you offer?

Depending on the property and situation, we may offer a cash purchase, seller financing, subject-to financing, or another creative structure that makes sense for both sides.

Can you move quickly if I need to sell fast?

Yes. If the situation calls for speed, we can often move quickly with clear communication and a streamlined process, in just days or weeks.

What kinds of seller situations do you help with?

We regularly work with situations involving inherited properties, probate, pre-foreclosure, financial pressure, retiring landlords, unsold listings, and other unique circumstances.

Will I need to pay commissions or fees?

In many direct-sale situations NO, sellers can avoid the typical commissions, repair costs, and holding headaches that often come with a traditional sale. We can make it fast and easy.

Our primary market is Northwest Montana, including the Flathead Valley. We also pursue select opportunities in Northern California, including Sacramento County and El Dorado County. We also invest in select other markets to include Arizona.

Yes. We value strong relationships with wholesalers, agents, bird dogs, and other trusted deal sources who bring real opportunities.
